Implementing ASTM E1527, our Phase 1 Environmental Site Assessments are critical to assessing environmental risks and potential liabilities as part of real estate transaction due diligence and property decision-making process. Other triggers include a change of land use permit, an owner’s interest in a more comprehensive understanding the property and/or a public agency suspecting toxic conditions on a property.

Environmental assessments are an essential process in today’s environment. Our certified Environmental Professionals conduct a variety of All Appropriate Inquiry (AAI), to find the cause of environmental conditions that could pose a threat to the environment or public health in compliance with Comprehensive Environmental Response, Compensation and Liability Act (CERCLA) and determine if the property is impacted by a Recognized Environmental Condition (REC).

The performance of a Phase I Environmental Site Assessment includes a visit to the site and review of history and conditions that may affect property value or create a financial liability. The site visit will also include observation of adjacent properties for evidence of spills, existence of storage tanks, possible sources of polychlorinated biphenyls (PBCs), improper use of hazardous substances, industrial products or chemicals.

We conduct thorough research to identify potential environmental risks to the property, such as current or historic operations that are known or suspected to have used hazardous substances or petroleum products during onsite operations. In addition to ASTM E1527, we can identify suspect asbestos-containing materials (ACM), lead-based paint (LBP), and mold growth, as well as the potential for lead in drinking water and radon.

Upon conclusion of the Phase I ESA, CSI will deliver comprehensive and clear written report of findings and conclusions to identify and measure possible containments.
